PROJECT DETAILS

Quatrefoils were commissioned by the client to design an extension on this grade 2 listed property in Chiswick.  The works involved an orangery with a large lantern light running through to an enlarged and redesigned kitchen. The levels of thermal insulation were substantially upgraded to the walls, roof and floor of the main structure to offset the larger glazed areas the client required.

Detailed drawings and visualisations were prepared for a ‘pre-app’ meeting with the London Borough of Hounslow. The Planners wanted the new structure to be visually different from the main building, so the alterations and history of the building’s development were obvious. We had a glass link to the new structure and a standing seam zinc roof to give a modern appearance.
Submissions were then made based upon the Planning officers recommendations.
Initially the application failed as the original Planning Officer had moved on and the replacement wanted the structure to harmonise with the original build and use brick flemish built walls with an orangery to match that on the adjoining house. So much for the Pre App! The scheme was also scaled back and the glass link removed after complaints from the neighbours.
As part of the conservation officers requirements all windows and doors were designed and purpose made to suit the Bedford Park Estate standard. The bricks were hand chosen and weather struck pointed to match in an NHL lime based mortar.
The resubmission proved successful and we moved to prepare a detailed specification of labour and materials along with contract conditions to allow the works to be tendered to selected contractors.
During this time we dealt with the party wall matters with the neighbours, preparing a detailed Award with schedule of condition in conjunction with their appointed surveyor.
We prepared a formal contract for the client using a JCT form which they signed with the contractors.
The client engaged us for Ad hoc consultancy advice and assistance during the construction phase and chose to project manage themselves.
The final product by Graham Peters and Co is a credit to the history of the house and will I am sure be admired for years to come.
